About Our Built-Up Roofing (BUR) Service

Built-up roofing (BUR) — commonly called tar-and-gravel roofing — is one of the oldest and most proven commercial roofing systems in North America, with a track record stretching over 100 years. BUR systems consist of multiple alternating layers of bitumen (hot asphalt or cold-applied) and reinforcing felts, topped with a flood coat and mineral aggregate surfacing. The resulting multi-ply system is exceptionally resistant to punctures, UV degradation, and foot traffic, making it the right choice for roofs with frequent maintenance access. DFW Commercial Roofing installs hot-applied, cold-applied, and modified bitumen BUR systems. We also specialize in BUR repairs, which often require careful material matching to maintain compatibility with the existing system.

Our BUR Process

01

Assessment & Specification

We evaluate deck condition, existing insulation, and drainage to select the appropriate BUR specification for your building.

02

Insulation Installation

Rigid insulation is installed mechanically or mopped to the deck, providing the thermal layer below the BUR membrane.

03

Base Ply Application

Base sheets are installed mechanically or mopped to the insulation to create the foundation of the BUR system.

04

Built-Up Plies

Alternating layers of hot asphalt and reinforcing felts are applied, typically 3 to 5 plies, building up the waterproofing membrane.

05

Flood Coat & Surfacing

A final flood coat of asphalt is applied and immediately embedded with mineral aggregate surfacing for UV protection and ballast.

Frequently Asked Questions

Is BUR still a good choice for commercial buildings?

Absolutely. BUR remains an excellent specification for roofs with frequent foot traffic, rooftop equipment, or where long-term puncture resistance is a priority. Many building owners prefer BUR's proven track record over newer membrane systems.

Can a BUR roof be repaired, or does it need full replacement?

BUR is one of the more repairable roof systems. Local blisters, splits, and failed flashings can be repaired by skilled technicians. We can also re-coat or resurface aging BUR systems to extend life significantly before full replacement is needed.

How does BUR compare in cost to TPO or EPDM?

BUR typically has a higher installed cost per square than single-ply systems due to its multi-ply construction and specialized equipment. However, its long service life and repairability can make it cost-effective over a 30+ year horizon.
